September 2009's
RMLS Market Action Report is out and the numbers are
showing marked improvement that's actually unexpected
this time of year; that is the inventory levels went
down from August to September and usually they go up.
We're seeing this in our business as well, homes are
moving and we are busier now than we've ever been with
over a dozen homes currently in escrow.
Pending sales rose 34.1%
and closed sales were up 9.8% from September 2008 and month to
month, that is August to September 2009 we also saw increases of
pending sales up 6% but closed sales were the only down number here,
2.2% off from August. New listings also fell both in 08-09
comparisons by 14.3% and month to month by 4.8%.

bottom of this page.
For the 3rd quarter comparisons we are up with pending sales by
17.5% and closed sales are up 6.5% which has closed sales reaching
the highest mark since Q3 of 2007 (great sign!). The average sale
price dropped 8% from last year and median was down 9.6%.
The numbers below reflect this last months depreciation rates,
items in red show a move in the wrong direction (i.e. depreciating
more) Items in black show an improvement. Areas that were showing an
improvement last month seem to have slipped this month and vice
versa.
