Scott’s October 2014 Portland Area Market Report by Area – UPDATED

I have been tracking numbers for probably close to three years now and have gone through tons of changes in what I track and how I track it. Just this last year eliminating an emphasis on the distressed market as we are no longer in a heavily distressed market (though, I do still track distressed activity).

The biggest change however has come recently in starting to track all 13 individual RMLS “Areas” that make up the Portland Metro real estate market in addition to the overall Portland Metro market. This change has been a difficult one at best as I am often finding a need to fine tune things; then it must be fine tuned 14 times (13 markets plus the 1 overall Portland market).

As an example, in preparing this post I realized I was taking a daily “snapshot” of the previous week worth of sales activity to generate the portion of my reports that show:

  • Inventory in days
  • Average days on market for sold homes
  • Average price per square foot for solds
  • Average list price when sold
  • Average sale price
  • Average percent of list price paid


Halloween Foreclosure List

Only received three foreclosure email updates from RMLS today, considering we’ve been seeing an increase in distressed homes in the Portland real estate market lately, it’s kind of nice to see only three of these emails today.

Big Valentines Day Closing Spike and Pending Sales, On the Rise

In tracking RMLS data daily I have to regularly look back several days, even up to a week or more for past closings / sold homes that were not entered into RMLS on the day they actually closed. I call it a lag time where a Realtor may close on a home on X day, but not update RMLS to show that closing until a few days later, sometime a week or more.

In looking back to just before Valentines day today to pickup those missed closed sales I found that on Valentines day there was a large spike of closings. Normally right now we’re seeing around 45-50 closings per day and my previously recorded number for Valentines Day was right in line with that, but when I picked up the lag numbers today, there were 140 closings on Valentines day; that’s HUGE single day number…Seems as though there were a lot of folks trying to ensure their significant other had a great Valentines Day present this year; keys to their new home.

Portland Realtor Sustainability Insider: Largest Solar Power Project in the Northwest Planned for PGE

Some exciting news out of Portland’s renewable energy beat today: Portland General Electricis working on two deals to purchase a very large tract of land near Salem to install enough solar panels to power over 2,300 homes in the Portland metro area. So large, in fact, that the project in the works is set to become the largest solar power source in the Northwest. This is one step towards the state of Oregon’s goal of 25% renewable power by the year 2025.

PGE is in talks with Energy Trust of Oregon and enXco, the region’s leading renewable energy management and coordination company have entered into talks to address the increasing demand on Oregon’s energy system. Portlanders and other Oregonians are demanding more renewable energy sources, and this deal could make Oregon a leader in sustainable solar power. The new solar project would use advanced solar technology, known as “ground-mounted solar photovoltaic” systems, and would require a 25-year agreement between PGE and enXco. The project is expected to be operational by July 2011, and could lend a helping hand to the state’s ranchers and farmers, providing power and, potentially, additional income.

The tracks are located on real estate in Yamhill County, split into two tracts, the Bellevue Solar Project and the Yamhill Solar Project, connecting to the PGE power system throughout the state. Portland General Electric is devoted to providing Oregon homes with a diverse range of renewable energy sources, including wind, water, and solar power, in order to make the system as sustainable as possible. It’s just one more way Portland and Oregon are setting out to make the state the greenest in the country. In a few years, new and old homes for sale in Portland will be seeing a substantial percentage of their utilities coming from renewable sources, which is definitely something to be excited about.

Portland Realtor Insider: Rooftop Gardening Trend “Grows” in Portland

As the temperature drops, we’re all thinking about fall. At the McDonald Group, we love this time of year with all of the gorgeous colors in the trees, golden sunlight breaking through the dark clouds, and the swirling leaves that dance through the trees. For some people around the country, fall means getting ready to clear out the garden for the winter ahead, but a lot of people in Portland have found creative ways to keep their gardens growing all year long. One way Portland-area homeowners keep the green alive is by planting an ecoroof that thrives in the rainy season. What’s even better, Portland citizens are eligible for benefits from the Grey to Green initiative, the city’s effort to increase the number of ecoroofs in town by offering cash payments for home and business owners willing to make the swap.

Ecoroof gardeners can receive up to $5 per square foot, which makes the ecoroof both eco-friendly and cost-friendly.

If you haven’t heard of ecoroofs, they are truly a twenty-first century marvel. These resource-saving roofs made of a soil-filled structure where several strong root system-growing plants are cultivated to absorb water and lesson the burden on the city’s gutters and sewers. Other benefits include longevity – ecoroofs last about twice as long as traditional shingled roofs – less maintenance, and a reduced energy bill, as ecoroofs help to insulate a house, keeping it cool in the summer and warm in the cooler months .


Portland Realtor Green Guide: Eco-Home Tour On September 25 brings Sustainable Tips to Life

McDonald Group Real Estate Trends: It’s Still a Buyer’s Market in Portland

The latest market report for the Portland Real Estate market shows a steady level of continued price reductions on homes for sale around the Portland Metro area. Back in August we talked here on the McDonald Group Real Estate blog about the Portland Business Journal article stating that thirty-two percent of Portland homes for sale in early summer experienced at least one price reduction, ranking  Portland No. 16 on Trulia’s list of price reductions in America’s 50 largest cities. Those numbers are sticking around.

A buyers market is one in which there are more homes available that there are people ready and willing to purchase them. With so many options to choose from in the Portland Real Estate market, buyers have the opportunity to pick up ridiculous deals on homes for sale in Portland that would otherwise be snapped up for much more. The buyers market means more options, lower prices, and higher competition amongst sellers, which makes homeowners and Portland real estate agents more willing to compromise and negotiate price reductions on all types of homes.

Signs of a buyers market in Portland are everywhere – this is the time to upsize or move into a more desirable area, as there are literally hundreds of gorgeous homes at rock bottom prices, including luxury foreclosures, high-end short-sales, bank-owned homes, and affordable listing prices on homes priced well below their previous market value. A balanced buyer/seller market has around 5 or 6 months of inventory. The Portland Real Estate market is currently just below 11 months. If you’re trying to sell a home in Portland, you’re going to need to price competitively and think about upgrades to make your house more attractive to the increasingly savvy buyers. The average sale price in the Portland Real Estate market is around $297,000 and homes for sale in Portland typically stay on the market for around 121 days. There’s really no good way to tell how long this buyers market will last, so be sure to take advantage of these record low prices, record low interest rates, and the amazing supply of affordable dream homes out there on the Portland Real Estate Market.


Portland Realtor Fun Tips: PARK(ing) Day is Hitting Portland This Friday

PARK(ing) Day is an international movement to reclaim urban spaces as public parks for a day, and it’s coming to Portland this Friday. More than thirty small “parks” will be appearing throughout the metro area, but you won’t see Portland Real Estate popping up next to them – they’ll be taking up metered parking spots, parking lots, and other urban areas between 10 am and 3 pm. Portland isn’t known for its lack of green space, but we’re excited to see the creative spaces people come up with.

A combination of guerrilla art exhibit, community activism, and a good dose of folly, organizations throughout Portland will be block off parking spaces, fill them with grass, bark, play structures, benches, and other community-centered elements to show what good green can do for urban areas.

If you’re thinking, “Hey, does the city know about this?” The answer is most definitively yes. In fact, Portland Metro is hosting their own spontaneous park at the corner of Northeast 8th and Multnomah. Over 30 different financial partners throughout the city, and more than 100 public, private, and nonprofit groups will be involved with PARK(ing) Day, which meets resistance in some cities like New York and Los Angeles. It may be that Portland is more pedestrian- and bike-friendly in general, but its great to see the city getting involved with such a cool project instead of shutting it down for the sake of “public order” or profit. This is an amazing city, indeed.


Portland Real Estate Trends: Homeowners Slashing Prices

In a report published in the Portland Business Journal yesterday, we learned that thirty-two percent of Portland homes for sale, listed since the beginning of this month, experienced at least one price reduction. That ranked Portland No. 16 on the website Trulia’s list of price reductions in America’s 50 largest cities.

The average reduction for Portland homes was 9 percent, just under the national average of a 10 percent reduction on 25 percent of newly listed homes. With historically low interest rates, cutting-edge sustainability renovation rebates and low remodeling costs, and a high supply of beautiful homes for sale with great Walk Scores, this is a perfect time to grab a great deal.

As Scott McDonald of the McDonald Group said back in June, “We all know mortgage rates are low right now, but Freddie Mac really put a light on it by saying they are currently lower than they have been since they began tracking this data in 1971 and states the last time they were this low was in the 1950′s. Yup, the economy stinks right now, but if you’re in a position that’s somewhat insulated from economic trends and are thinking of buying a home, now really is the time.”
