Tom Liesy of TA Liesy Homes NW has plenty to say in his recent interview with the Clackamas Review about the new construction housing market. Tom is seen in the attached picture just out front of our model at Sunrise Heights in Happy Valley. As you will see from the picture Tom has plenty to point out in our current market, and he isn’t kidding when he says we can’t build them fast enough. I’ve had the pleasure of working with Tom as his Realtor on some of his bigger projects (such as Sunrise Heights) and the amount of interest we get daily is amazing. I mentioned new homes for sale in Happy Valley in my previous blog and thought I’d pull a listing report so you can look through all the new construction options in the Happy Valley area. Most builders have several different plans they can work from, what you need to do first is determine your budget, look at lot options (what area you prefer), walk through a new home the builder has already built so you can sample the quality and finishes and then fine tune the details. There is some poor construction out there so you want to make sure you are working with a reputable builder. The builder I work with has lots available to build on in several different neighborhoods, because he builds so many he has fantastic resources at great prices and several plans to work from. New construction homes are a great way to go! By the way, if you love the Ryan Olsen style homes we can build that too! -Kristie McD.

Scott and I have sold alot of homes in Happy Valley, in fact we think it’s a fantastic place to invest right now as you can buy an amazing grand home with a view, level lot, great school and a great neighborhood all within in a few minute drive to the freeway. We’ve watched Happy Valley’s housing market go through several changes, short sales, bank owned…. but what we are seeing as the current and growing trend is new construction homes for sale and they are selling fast. New construction homes are not only competitively priced they are amazingly priced. Smart builders are picking up lots at great prices and passing the savings on to the home buyer. Not only does the home buyer get a new home, they get to chose finishes, make changes to the plans or even design their own. What we are seeing in the way of resale homes is that the good ones are picked over and the ones left are beat up, distressed , on impossible lots, poorly constructed or attracting multiple offers. When going with a new constructed home you can move into the home you envisioned and not spend an abundance of time waiting for the right one to hit the market. Another advantage is that the home is taxed at today’s value, not a tax assessed value from 2005.

It happens alot… client is looking for a hell of a deal, we find it and then they are faced with owning a home with a REALLY high assessed tax value. We are hearing success stories of buyers petitioning to have the value lowered (especially in the Happy Valley area) but I have never heard of someone getting a refund for their hard work until I read the article on MSNBC; I doubt it would work in the state of Oregon!

Interesting list today. Remember I post the REO properties almost daily on my Twitter account. Anyhow, we have a home in Persimmon here (very nice neighborhood in Gresham), a few homes (although overpriced) in Happy Valley, and of course our HUGE variety of broken down homes under $200k. There are certainly plenty of first time home buyers to pick those up out there right now! However the inner Portland Bungalow that everyone REALLY wants is in limited supply.

Wow! The one on 13428 SE KANNE RD in Happy Valley is a great price & home; $357,000 and under $90 per sq. ft. I expect it will sell over asking. There are 29 REO listings in today’s link (below), that’s quite a few~! Good catch in Lake Oswego too! I love this listing! Happy Valley, Oregon is pretty hot anyway, as word has got out that the prices there are great. This home is in a fabulous neighborhood, has beautiful (and unique) hardwoods, amazing view, new landscaping, anyhow… check it out yourself! I have a video as well as a website noted below; the finishing touches and the plantation shutters add great dimension to this home! Showings have been really good!

Check out the Happy Valley Homes for Sale & Real Estate without needing a real estate agent!
As many of you already know I LOVE Happy Valley and the opportunities to invest there! On May 30th the City of Happy Valley is hosting a Happy Valley City Wide Tour of properties for sale… with over 259 homes (not including condos or townhomes) currently for sale that is ALOT of touring, even if only 1/2 of them participate you couldn’t possibly tour them all. A guide book & map will be made available at the starting point of your self guided tour.

I couldn’t let such an article go by without at least some comment. Firstly, if the reporter wanted to find a story about seller loss and despair they could have found a better storyto tell. And Francesca that they used as their example was a poor one. There are many streets of McMansions but Francesca isn’t one of them. The homes are smaller and simple in comparison to those just down the road in Bella Casa and from what I understand, that is where the reporter had originally decided to base his story….. a few months ago when he wondered the neighborhood looking for a story to tell. Funny too that the picture used in the Oregonion article neglected to show the power lines that loom just over many the homes making several of them much less desireable. (more…)

Both my husband and I are realtors specializing in the Happy Valley area… short sales and bank owned is a way of life on the grand “Hill of Views”. It’s no surprise the Happy Valley has established a reputation as Hill of McMansions, Short Sales and 1/2 built homes. They over developed, the economy turned, and now there are an abundance of great deals for those who are able to invest.
