Portland Real Estate Market Update: Inventory Down, Distressed Homes Up

Normally during this time of year we do see inventory shrinking and indeed this year is no different. Down from roughly 6,400 homes on the market back in late August to 5,640 as of today as this graph shows:

What’s up with the freeze on Foreclosures? Should I buy a bank owned home?

Interesting times…. want the quick scoop? Watch my favorite lenders Think Big Work Small on the topic.  In a nutshell, I’m hearing that some home buyers that were supposed to close this week on a bank owned home they were purchasing are seeing the closing dates postponed, in some cases the bank has “bought the house back” (terminated the transaction) or in some cases are experiencing no difficulties at all. Honestly? This is good on many accounts… if the drama continues buyers who really need a homes will begin focusing on homes that are being sold by homeowners, not banks… good for sellers. And I have to add that this couldn’t be happening to a better batch of agents! What?  The majority of the agents representing banks are atrocious to work with. The majority of them have poor customer service, are overloaded with listings and manage the sales poorly or just simply have taken sales for granted while ignoring phone calls, not returning emails, and poorly representing their clients. :)  

Regardless, it will be interesting to see how this plays out, in the meantime sellers need to utilize the concerns buyers may be experiencing towards purchasing a foreclosure and price their home competitively now! New Construction & Custom Built Homes in Happy Valley, Oregon is a win-win!

Scott and I have sold alot of homes in Happy Valley, in fact we think it’s a fantastic place to invest right now as you can buy an amazing grand home with a view, level lot, great school and a great neighborhood all within in a few minute drive to the freeway.  We’ve watched Happy Valley’s housing market go through several changes, short sales, bank owned…. but what we are seeing as the current and growing trend is new construction homes for sale and they are selling fast.  New construction homes are not only competitively priced they are amazingly priced. Smart builders are picking up lots at great prices and passing the savings on to the home buyer. Not only does the home buyer get a new home, they get to chose finishes, make changes to the plans or even design their own.  What we are seeing in the way of resale homes is that the good ones are picked over and the ones left are beat up, distressed , on impossible lots, poorly constructed or attracting multiple offers. When going with a new constructed home you can move into the home you envisioned and not spend an abundance of time waiting for the right one to hit the market. Another advantage is that the home is taxed at today’s value, not a tax assessed value from 2005.

The list for Portland’s Bank Owned just listed/ price reduced is smaller today. I noticed alot of homes listed in Gresham and Gladstone in this batch. Occasionally I see a home worth noting.. there is one in Persimmon (everyone’s heard of Persimmon Golf Course right?).  At one point this home was listed as high as $630k, close to it’s taxed assessed value, now you can catch it $400k.  The elementary is Hogan Cedars,  I hear good things about that one…. call me if you want to tour! Everyday I watch the new REO listings and post them to my Twitter account. I’m amazed at how much the number of REO listings are increasing.  This is not good news for those wanting or needing to sell their home.  However, if you must you need to do so soon while low interest rates are keeping the housing market fluid.  

If you are wanting to sell you are going to have to be priced competitively and your agent will need to stay ontop of competing (reducing) home prices atleast weekly, otherwise don’t sell right now.

If you are needing to sell, list your home competitively and expect you will need to reduce the sale price about $5k every 2-3 weeks until you find the price range that attracts home buyers.

As usual we have an abundance of homes priced under $200! Interesting list today. Remember I post the REO properties almost daily on my Twitter account.  Anyhow, we have a home in Persimmon here (very nice neighborhood in Gresham), a few homes (although overpriced) in Happy Valley, and of course our HUGE variety of broken down homes under $200k.  There are certainly plenty of first time home buyers to pick those up out there right now!  However the inner Portland Bungalow that everyone REALLY wants is in limited supply.

Incase you are curious, we are seeing multiple offers on homes in that $200k and under price range on a regular basis; if you are that first time home buyer don’t wait until the last minute to purchase and get that credit! -Kristie McD.

It must be all those REO agents coming back to work and banks wanting to move inventory because 61 is ALOT; I usually see about 30. Anyhow, great finds in here if you are looking for West Linn, Beaverton, Gresham, Portland… you name it! The majority of these are first time home buyer or rental investment homes but definitely worth a browse. bankThe link to today’s bank owned listings is linked below; nothing real exciting … alot of property under $230,000 as usual. There is a brownstone in here located up in Forest Heights (one of my favorite neighborhoods). Those particular townhomes were having HOA litigation issues for a while but I think they are resolved or close to being resolved; that should really help to get those units moving again.

I want to talk about a growing trend with bank owned listings…. cashier’s checks! And for larger amounts too…  AND frequently less than two days notice to have one in hand to the listing agent so that it can be overnighted for deposit. I understand the purpose to doing this (weeding out the not so serious buyers) but they need to get reasonable with their response time expectations. I’m experiencing a transaction with ServiceLink right now that has really put me and my clients on edge with their forms and time constraints.If you are going to write an offer on a bank owned be prepared to put forth cash quick!  -Kristie McD. There are some good ones in here but as usual most of these are the less expensive $250,000 and unders that are best for first time home buyers and of course if they are beat up enough that they won’t finance then the investors can jump in for the kill with that cash they pulled out of the market! 

John Ross from South Waterfront is in here twice, those are popping up more frequently and I noted a great home in Gresham off of Regner!  Let me know if you want to tour anything!

bankUsually the weekend REO list is very short but today we have quite a collection.

I saw a condo for the John Ross in here today; I haven’t seen any bank owned pop up there for some time. If you don’t know where the John Ross Condominiums are just make a note of the Porland South Waterfront area. That’s were you see all the tall condo towers built down by the waterfront. Yes, they built too many and that’s why you can find an amazing deal there, however know that if you purchase there you will need to hold onto it for sometime as it’s going to take several years for that area to recover. If you think you can purchase and rent it out, think again… there are already an amazing number of rentals in the area. Interesting, I’m finding that corporate housing is being offerred in the area for recruits and job transfers until they are able to find permanent housing; GREAT idea! That could put Marriott Courtyards out of business!

I have a few clients looking for those great deals in the $600k and above range, this home in Beaver Lake Estates on Monpano Overlook Drive fits the bill! There are some amazing homes in Oregon City, many of them similar to what you saw on the Street of Dreams a few years ago. For you West Portland people, Oregon City isn’t THAT far out!

Wow! You don’t see bank owned homes pop up in Forest Heights too often. Forest Heights is one of my favorite places in all of Portland.  I refer to it as the oasis in the city. The walking trails and variety of new homes is amazing!  Very Stepford Wives like. It’s very close to Portland and seems to attract alot of doctors that work at nearby hospitals.  Also, check out the listing in Tigard in Barrington Heights just off Beef Bend Road….! -Kristie McD.   Everything.Portland.
