Interesting times…. want the quick scoop? Watch my favorite lenders Think Big Work Small on the topic. In a nutshell, I’m hearing that some home buyers that were supposed to close this week on a bank owned home they were purchasing are seeing the closing dates postponed, in some cases the bank has “bought the house back” (terminated the transaction) or in some cases are experiencing no difficulties at all. Honestly? This is good on many accounts… if the drama continues buyers who really need a homes will begin focusing on homes that are being sold by homeowners, not banks… good for sellers. And I have to add that this couldn’t be happening to a better batch of agents! What? The majority of the agents representing banks are atrocious to work with. The majority of them have poor customer service, are overloaded with listings and manage the sales poorly or just simply have taken sales for granted while ignoring phone calls, not returning emails, and poorly representing their clients.

Scott and I have sold alot of homes in Happy Valley, in fact we think it’s a fantastic place to invest right now as you can buy an amazing grand home with a view, level lot, great school and a great neighborhood all within in a few minute drive to the freeway. We’ve watched Happy Valley’s housing market go through several changes, short sales, bank owned…. but what we are seeing as the current and growing trend is new construction homes for sale and they are selling fast. New construction homes are not only competitively priced they are amazingly priced. Smart builders are picking up lots at great prices and passing the savings on to the home buyer. Not only does the home buyer get a new home, they get to chose finishes, make changes to the plans or even design their own. What we are seeing in the way of resale homes is that the good ones are picked over and the ones left are beat up, distressed , on impossible lots, poorly constructed or attracting multiple offers. When going with a new constructed home you can move into the home you envisioned and not spend an abundance of time waiting for the right one to hit the market. Another advantage is that the home is taxed at today’s value, not a tax assessed value from 2005.

The list for Portland’s Bank Owned just listed/ price reduced is smaller today. I noticed alot of homes listed in Gresham and Gladstone in this batch. Occasionally I see a home worth noting.. there is one in Persimmon (everyone’s heard of Persimmon Golf Course right?). At one point this home was listed as high as $630k, close to it’s taxed assessed value, now you can catch it $400k. The elementary is Hogan Cedars, I hear good things about that one…. call me if you want to tour! Everyday I watch the new REO listings and post them to my Twitter account. I’m amazed at how much the number of REO listings are increasing. This is not good news for those wanting or needing to sell their home. However, if you must you need to do so soon while low interest rates are keeping the housing market fluid.

I Tweet this list almost every day but thought I’d toss in a blog today. There are some finds in here for West Linn & Lake Oswegoso take a look! Bank owned homes are still the better opportunity over short sales if you are serious about wanting a home, if you are in no hurry, not affected if interest rates go up, and have alot of patience than go for the short sale! The link below shows the 4 foreclosures that listed today (yes, only 4 to the usual 30), but in that small list is a jewel of a find, a Ryan Olsen home! Listed at about $390k…. take a look! It’s in bumpable status which means there is another offer but that other offer is contingent on their home selling so this lovely is still up for grabs! -Kristie McD.

Interesting list today. Remember I post the REO properties almost daily on my Twitter account. Anyhow, we have a home in Persimmon here (very nice neighborhood in Gresham), a few homes (although overpriced) in Happy Valley, and of course our HUGE variety of broken down homes under $200k. There are certainly plenty of first time home buyers to pick those up out there right now! However the inner Portland Bungalow that everyone REALLY wants is in limited supply.

It must be all those REO agents coming back to work and banks wanting to move inventory because 61 is ALOT; I usually see about 30. Anyhow, great finds in here if you are looking for West Linn, Beaverton, Gresham, Portland… you name it! The majority of these are first time home buyer or rental investment homes but definitely worth a browse. The link to today’s bank owned listings is linked below; nothing real exciting … alot of property under $230,000 as usual. There is a brownstone in here located up in Forest Heights (one of my favorite neighborhoods). Those particular townhomes were having HOA litigation issues for a while but I think they are resolved or close to being resolved; that should really help to get those units moving again.
