Should I get a home warranty? Depends…. alot of agents would say no, however I am a strong believer under the right circumstances and would frequently say ”yes”. New construction no (if it’s a builder who will be staying in business long enough, the home is warrantied for 1 year already), a home passing it’s home inspection with flying colors maybe not, but a home that has been rented, is over 15 years old and a bit rough, or a house that has been purchased from a bank or as a short sale, yes.
In about 50% of the offers I write I include the seller to pay for the home warranty. Cost for a home under 5,000 sq. ft. is about$390 and includes coverage for the AC. I receive an email each time one of my client’s utilizes their home warranty and this last year I received quite a few of those emails. One client had a pipe break upstairs, her warranty covered a few thousand in drywall repair, another client has some plumbing work done for instance, another furnace repair. Those are just a few. If you learn in the inspection that something has a limited life, get the warranty. If you would like to add additional coverage that is also an option, just do so within the first 30 days that you purchase the home. For replacement of items there is a maximum amount they will cover so make sure to drill the home warranty company first if you suspect something specific may have a problem.

There is atleast one other large home warranty agency out there and the coverage (last I looked) was about the same. I recommend The Warranty Group because my clients have said they are easy to work with and because I have seen them pay out on claims for repair & replacement.
