Data Tracking Changes Incoming & Finally Adding Area & Price Tracking

I’m going to be changing what is tracked from here on out and being that tracking these numbers takes a considerable amount of time, I can’t keep the old numbers going while also doing the new numbers; HOWEVER, I have also implemented area tracking and home price tracking (see the end of this post for tracking information going away, and tracking information being added).

This means, from here on out I’ll be tracking data for the entire Portland Metro and surrounding area markets, as well as each of the 13 RMLS areas that make up this market individually.

Here’s a breakdown of these areas:

  • 141 North Portland
  • 142 Northeast Portland
  • 143 Southeast Portland
  • 144 Gresham, Sandy, Troutdale, Corbett
  • 145 Milwaukie, Gladstone, Happy Valley, Clackamas, Damascus, Estacada
  • 146 Oregon City, Beavercreek, Canby, Molalla, Mulino
  • 147 Lake Oswego, West Linn
  • 148 West Portland, Raleigh Hills
  • 149 NW Washington County, Sauvie Island
  • 150 Beaverton, Aloha
  • 151 Tigard, Tualatin, Sherwood, Wilsonville
  • 152 Hillsboro, Forest Grove
  • 153 Mt Hood, Welches, Rhododendron, Wemme, Zigzag, Brightwood, Government Camp

(RMLS also lumps Columbia, Yamhill & Marion Counties into “Portland Metro” but I do not track them).

As for the changes to tracking, these changes are due to the market in no way shape or form being a “distressed” market any longer; we’ve recovered, the market is healthy and as a result it’s time to stop focusing on short sales and foreclosures.

With that said, there will still be a section in the tracking data charts showing the number of short sales currently on the market as well as bank owned / REO homes. Additionally there will be a chart showing what percent of the market is still distressed (short sale, bank owned, REO’s).

Here are the OLD fields I tracked, some staying, some going away:

  • New Listings
  • New Pending Sales
  • New Closings (Sold)
  • Canceled / Withdrawn / Expired
  • New Short Sale Listings
  • Sold Short Sales
  • New Bank Owned Listings
  • Sold Bank Owned Homes
  • New New Construction Listings
  • New Construction Sales
  • Total Number Of Homes Currently Listed
  • Percent of New Listings That are Short Sales
  • Percent of New Listings That are Bank Owned
  • Percent of Sales That are Short Sales
  • Percent of Sales that are Bank Owned
  • Percent of New Listings That Are New Construction
  • Percent of Sales New Construction

And here are the NEW fields that will be tracked, again, for the market as a whole, and each of the 13 RMLS “areas” within that market:

  • New Listings
  • New Pending Sales
  • New Closings (Sold)
  • Canceled / Withdrawn / Expired
  • Short Sales On The Market
  • Bank Owned On The Market
  • New New Construction Listings
  • New Construction On The Market
  • Total Number Of Homes Currently Listed
  • Inventory in Days (Based on Total Homes on Market & Pending Sales)
  • Average Days On Market For Solds (1 Week Back)
  • Average Price Per Square Foot Sold (1 Week Back)
  • Average List Price When Sold (1 Week Back)
  • Average Sale Price (1 Week Back)
  • Percent of Market Distressed
  • Percent of Market New Construction
  • Percent of Market Sold – Cash (1 Week Back)
  • Percent of Market Sold – FHA (1 Week Back)
  • Average Percent of List Price Paid
