One of the most talked about features of the Portland Real Estate market is how close most homes for sale in Portland are to public transportation. Here at the McDonald Group Portland Real Estate blog, we’re often getting inquiries about the future of Portland and Oregon’s transportation system, and we’ve been tracking the growth of ridership and new construction of transit lines, including developments in Portland-area suburban commuter support. In a report out this week, Portland public transit agency TriMet showed increased ridership for 2010 – up more than six percent from 2009. Public transportation in the Portland metropolitan area has grown to over 1.74 million total trips per week. The contributing factors to this growth in rider numbers are varied, including the convenience of Portland’s transit system, desire to decrease carbon footprints, reduce time spent in rush-hour traffic, and save money by cutting down on personal car use.

In the latter category, Portland has its fair share of ritzy neighborhoods, though not all of them are the kind of high-end you’d expect. New statistics out this week from the ESRI 2010 Demographic Data and Tapestry Segmentation rank Portland’s most desirable and wealthy neighborhoods, by using data on household income, home value, per capita income, and “lifestyle.” Using demographic data and spending reports, the ESRI provides a snap-shot of the tastes of the community of several popular areas. Happy Valley is one of our favorite areas in the Portland region, and the area is growing fast! One neighborhood resource on its way is the Sunnyside Library, part of the Clackamas County Library system. Planning for the new Sunnyside Library in Happy Valley continues to move forward, and the library is still on schedule for completion in the Fall of 2011, but it still needs support. If you’re thinking of relocating to Portland and the Happy Valley area, or if you’re a local with a love of books and libraries like us, think about supporting the new library and help Happy Valley grow! The Friends of the Library is seeking new members to help support the new library. Membership dues are $10.00. Larger donations are welcome! Remember… dues and any donations are tax deductible. Meetings are on the first Thursday of the month at 1:00 pm at the Oak Lodge Library, and are open to all who are interested in attending. The Friends of the Library provide needed support to the Library through special events and programs, the Children’s Summer Reading program, the purchase of needed equipment and more.

The more Portland real estate listings we see here at the McDonald Group, the more we realize this is the perfect time for real estate investment in Portland. Houses that were once out of the price range of most buyers are now incredibly accessible, with record-low interest rates and motivated sellers. A report out today from national commercial real estate firm Grubb & Ellis has ranked Portland in the top 10 cities in the U.S. for investment opportunities over the next five years in the office, retail and industrial real estate markets. We agree, there are tons of opportunities for Portland to grow and grow, in both commercial and residential real estate. It’s exciting to see commercial areas thriving in up-and-coming Portland neighborhoods, and we can certainly see that Portland is also ripe for residential real estate investment.
