Whenever Portland gets a bit of snowfall, like this morning’s brief flurries, it’s always interesting to note the micro-climates in the area. It’s fascinating to see the visible differences in snowfall and temperatures between the West Hills, Happy Valley, and inner eastside Portland. You can drive from downtown Portland to Happy Valley in mere minutes, but the climates shift dramatically, due to elevation shifts and differences in population density. This morning, snowflakes fell but did not stick in the Alameda neighborhood in Northeast Portland while the Bridlemile area, in the West Hills, saw some gorgeous snow accumulation. Happy Valley residents woke up to over an inch of snow, while about a half an inch stuck in Hillsdale. Skiers are likely celebrating the fresh powder up on Mt. Hood, the perfect place for a winter getaway!

If you’re thinking of relocating to Portland, you may be interested in what areas are up-and-coming, which are still diamonds in the rough, and which are well established. In the latter category, Portland has its fair share of ritzy neighborhoods, though not all of them are the kind of high-end you’d expect. New statistics out this week from the ESRI 2010 Demographic Data and Tapestry Segmentation rank Portland’s most desirable and wealthy neighborhoods, by using data on household income, home value, per capita income, and “lifestyle.” Using demographic data and spending reports, the ESRI provides a snap-shot of the tastes of the community of several popular areas. The rankings were released with some catchy new Portland neighborhood and metro-area buzz-words, including:

One of our favorite things about the Portland Real Estate market is how near homes for sale in Portland are to neighborhood resources like supermarkets, cafes, and libraries. The Multnomah County Library system is one of the best in the world, no question, and every neighborhood has its own branch connected to the main library system. It’s the best of both worlds, really, because you can have a “local” small-town-feel library in your neighborhood connected to the huge catalog of books, movies, and music resources of one of the largest library systems in the country, with over two million books and other library materials. This is how it works: with a Multnomah County Library Card, you have access to every book and media resource in the MCL system – if it’s not in your “home” library, you can request any item to be shipped to your local branch, or even to your home, in a few days. Most popular books are held by the library in multiple copies, so you can usually find what you’re looking for really quickly. If all copies of a book you’d like are checked out, you simply place a “hold” on the book, either online or at the library, and you’ll get an email or phone call telling you when you can pick it up! Best of all, it’s all free. While we here at the McDonald Group Real Estate blog love love LOVE our local Portland bookstores like Powell’s, it’s so fun to be able to walk into a library and pick out anything you want, without paying a dime. You can get new bestsellers, amazing cookbooks, classic television series, graphic novels, and a wide variety of childrens’ books, all within blocks of your home.

One of the most talked about features of the Portland Real Estate market is how close most homes for sale in Portland are to public transportation. Here at the McDonald Group Portland Real Estate blog, we’re often getting inquiries about the future of Portland and Oregon’s transportation system, and we’ve been tracking the development in federal and state funding for new construction of transit line and advances in Portland-area suburban commuter support. This week, TriMet’s Board of Directors voted to start funding construction of a light rail service line to Milwaukie, south of Southeast Portland. The project has been in the discussion and planning phase for several years, and has been open to public testimony both positive and negative.

The City of Portland is in the midst of detailing extensive plans for the development of the city over the next 25 years, known as the Portland Plan. The project – headed by the Portland Bureau of Planning and Sustainability – is focused on energy use, Portland real estate development, community input, and neighborhood resources, and one of the primary goals of the plan is to increase walkability of the majority of Portland neighborhoods. The goal of the 20-minute Neighborhood is to provide walkable, fast access to necessities like groceries and coffee (a necessity in Portland!) to everyone in Portland. As part of this concept, the Portland Plan committee released a “heat map” of Portland (get a PDF of the heat map here), showing areas of easiest accessibility via walking and biking. The “hottest” areas, shown in orange, yellow, and white, represent neighborhoods with walkable access from residential real estate to commercial services like grocery stores, restaurants, and local small businesses. These walkable areas, like much of Southeast Portland and a good percentage of North Portland real estate, are characterized by quality sidewalks, high street connectivity and gridded streets, and generally accessible topography.

With 13 new businesses opening up in the past year in SE Belmont’s uber-hip restaurant/boutique/bar district, the former sketchy section of Portland’s Southeast quadrant is quickly nearing its complete reinvention. A bit less touristy than Hawthorne, and a bit more accessible than North Portland’s bastions of hipness, the Mississippi and Alberta Arts districts, the centrally-located Belmont is becoming the go-to spot for new restaurants, upscale grocery shopping, record store-meets-cafe, perfect cupcakes, and boutique giftstores. Both sides of the thoroughfare of Cesar E. Chavez Boulevard (formerly 39th Avenue) are experiencing a boom in new construction of urban, modern condos and apartment buildings, quirky do-it-yourself pancake restaurants getting national attention, and even a new pod of food carts on the corner of SE Belmont and 43rd!

The 59th Annual Greek Festival takes place this weekend, Friday, October 1 until Sunday, October 3, at the Holy Trinity Greek Orthodox Church at NE 32nd and Glisan, just north of Burnside. This is one of Portland’s biggest annual cultural festival, and over 15,000 hungry attendees will be taking part in the Greek fun. Greeks began immigrating to the Pacific Northwest in the 1800′s and have formed a vibrant part of the Portland community, united by Greek culture and their participation in the Greek Orthodox Church. In 1952, the women of the church decided to hold a rummage sale and sell some traditional food to help out with the mortgage on the church building, and the Portland Greek Festival was born.
