Whenever Portland gets a bit of snowfall, like this morning’s brief flurries, it’s always interesting to note the micro-climates in the area. It’s fascinating to see the visible differences in snowfall and temperatures between the West Hills, Happy Valley, and inner eastside Portland. You can drive from downtown Portland to Happy Valley in mere minutes, but the climates shift dramatically, due to elevation shifts and differences in population density. This morning, snowflakes fell but did not stick in the Alameda neighborhood in Northeast Portland while the Bridlemile area, in the West Hills, saw some gorgeous snow accumulation. Happy Valley residents woke up to over an inch of snow, while about a half an inch stuck in Hillsdale. Skiers are likely celebrating the fresh powder up on Mt. Hood, the perfect place for a winter getaway!

The City of Happy Valley is about to get even greener, and they need your help. Friends of Trees, a local organization that brings people in the Portland-Vancouver metro area together to plant and care for city trees and green spaces, is looking for volunteers to help plant trees at Happy Valley Park on Saturday, February 19 from 9:00 am to 1:00 pm. You don’t need to have any gardening experience, just be ready to get a little dirty. Volunteers will get free coffee and donuts, as well as use of Friends of Trees gloves, tools and trained volunteer guidance.

Happy Valley is one of our favorite areas in the Portland region, and the area is growing fast! One neighborhood resource on its way is the Sunnyside Library, part of the Clackamas County Library system. Planning for the new Sunnyside Library in Happy Valley continues to move forward, and the library is still on schedule for completion in the Fall of 2011, but it still needs support. If you’re thinking of relocating to Portland and the Happy Valley area, or if you’re a local with a love of books and libraries like us, think about supporting the new library and help Happy Valley grow! The Friends of the Library is seeking new members to help support the new library. Membership dues are $10.00. Larger donations are welcome! Remember… dues and any donations are tax deductible. Meetings are on the first Thursday of the month at 1:00 pm at the Oak Lodge Library, and are open to all who are interested in attending. The Friends of the Library provide needed support to the Library through special events and programs, the Children’s Summer Reading program, the purchase of needed equipment and more.

I’ve listed all the REO properties just listed or price reduced for Portland today but one home for sale in here captured my attention…. Home in Happy Valley, with a POOL! We are currently selling our home and have found ourselves to be our own worst clients as even after seeing over 50 homes in Happy Valley alone we could find ANYTHING that interested us or compared to what TA Liesy Homes NW could build for us new… SO we are renting. Why am I rambling? This home in Altamont has a swimming pool, views! Not too many of those! Great area! Great opportunity! I mentioned new homes for sale in Happy Valley in my previous blog and thought I’d pull a listing report so you can look through all the new construction options in the Happy Valley area. Most builders have several different plans they can work from, what you need to do first is determine your budget, look at lot options (what area you prefer), walk through a new home the builder has already built so you can sample the quality and finishes and then fine tune the details. There is some poor construction out there so you want to make sure you are working with a reputable builder. The builder I work with has lots available to build on in several different neighborhoods, because he builds so many he has fantastic resources at great prices and several plans to work from. New construction homes are a great way to go! By the way, if you love the Ryan Olsen style homes we can build that too! -Kristie McD.

Interesting list today. Remember I post the REO properties almost daily on my Twitter account. Anyhow, we have a home in Persimmon here (very nice neighborhood in Gresham), a few homes (although overpriced) in Happy Valley, and of course our HUGE variety of broken down homes under $200k. There are certainly plenty of first time home buyers to pick those up out there right now! However the inner Portland Bungalow that everyone REALLY wants is in limited supply.

Wow! The one on 13428 SE KANNE RD in Happy Valley is a great price & home; $357,000 and under $90 per sq. ft. I expect it will sell over asking. There are 29 REO listings in today’s link (below), that’s quite a few~! Good catch in Lake Oswego too! Wow! More John Ross Condos today!~ (Are you keeping an eye on those Adam?). There is also a condo in Lair Hill Condominiums, those are great condos by the way. There’s a higher end one in here for Happy Valley..I’m seeing the great deals in Happy Valley beginning to disappear as the REO inventory there goes quick and has slowed. I love this listing! Happy Valley, Oregon is pretty hot anyway, as word has got out that the prices there are great. This home is in a fabulous neighborhood, has beautiful (and unique) hardwoods, amazing view, new landscaping, anyhow… check it out yourself! I have a video as well as a website noted below; the finishing touches and the plantation shutters add great dimension to this home! Showings have been really good!
