Clackamas County and the Cities of Happy Valley, Gresham, and Damascus are deep into plans to plan and design a traffic corridor in the area between SE 172nd and 190th to accommodate the needs of the residents of all of the new construction that is rapidly changing the boundaries of the Portland metro area. Clackamas County is hosting a public workshop tomorrow eventing from 6pm to 9pm at Scouters Mountain Elementary School at 10811 S.E. 172nd Ave. in Happy Valley. Area residents will have the opportunity to chime in on the future of road development in the Happy Valley/Gresham/Damascus Area.

If you live in Gresham, you’re eligibly for a FREE in-home water and energy evaluation. The city of Gresham is teaming up with Energy Trust of Oregon (who Gresham water customers are eligible for a free in-home water and energy assessment, thanks to the city and the Energy Trust of Oregon. Scheduling a free two-hour review of your home’s energy and water use from Energy Trust of Oregon can drastically cut down on your utility bills and save natural resources – up to 60 percent of energy used to heat and cool homes can be lost due to leaky ducts, inefficient equipment, poor insulation and air leaks, problems you may not know you have.

TriMet is getting very close to opening the MAX light-rail station in Gresham, and city officials are anticipating a boom of Gresham Real estate and business development in response to the new transportation hub. Portland regional government Metro and the city of Gresham combined forces to organize the new construction of the Civic Drive Station, a MAX stop slated for commercial center between the Gresham City Hall and Ruby Junction MAX stops. The plan is to revitalize the Civic neighborhood by first bringing the transportation, then assisting development. It’s an interesting reversal of the typical planning steps of building first, drawing traffic later. In this new construct, Gresham officials are baiting new businesses and development firms with the promise of easy access for residents and consumers.

It’s not a secret that Portland suburbs have been hit harder than the city in these economic times. Foreclosed homes for sale and low sale prices on suburban real estate have taken their toll on the communities around Portland, but residents of the great Northwest are also known for taking a challenge and creatively moving forward into a booming future. The city of Gresham has been crafting a creative response to the economic down-turn, and they’re trying very hard to make sure Portland businesses know about the benefits of opening shop in Gresham.

One thing most drivers comment on when coming to Portland for the first time is how accommodating the streets are for pedestrians. All along busy streets like Division, Hawthorne, and Belmont, striped crosswalks mark places where a dog-walker, skateboarder, or baby-stroller-pushing mom can simply step off the curb and get the right-of-way, with cars stopping almost instantaneously on both sides of traffic. This system works pretty well, but studies have shown that lighted signals and flashing crosswalk signs really make a difference when it comes to driver comfort and awareness and pedestrian safety. A popular crossing point in Gresham, near the city’s new skate park on West Powell Boulevard, will soon feature a solar powered crosswalk signal, the city’s first, to aid traffic flow.

The list for Portland’s Bank Owned just listed/ price reduced is smaller today. I noticed alot of homes listed in Gresham and Gladstone in this batch. Occasionally I see a home worth noting.. there is one in Persimmon (everyone’s heard of Persimmon Golf Course right?). At one point this home was listed as high as $630k, close to it’s taxed assessed value, now you can catch it $400k. The elementary is Hogan Cedars, I hear good things about that one…. call me if you want to tour! The link below shows the 4 foreclosures that listed today (yes, only 4 to the usual 30), but in that small list is a jewel of a find, a Ryan Olsen home! Listed at about $390k…. take a look! It’s in bumpable status which means there is another offer but that other offer is contingent on their home selling so this lovely is still up for grabs! -Kristie McD.

Interesting list today. Remember I post the REO properties almost daily on my Twitter account. Anyhow, we have a home in Persimmon here (very nice neighborhood in Gresham), a few homes (although overpriced) in Happy Valley, and of course our HUGE variety of broken down homes under $200k. There are certainly plenty of first time home buyers to pick those up out there right now! However the inner Portland Bungalow that everyone REALLY wants is in limited supply.

I noticed some nice ones pop up in the REO listings today; I am particularly interested in the one off of Swift Shore in West Linn! GREAT neighborhood, schools, location & potential! Listed at $475,000 just two months ago it has just popped on for $319,000! (This one will likely generate multiple offers…. don’t lowball if you really want it!)
